First, it’s important to understand that not all notaries specialize in property transactions. It’s best to choose a professional with experience in this field to simplify the purchase process.

3. Accessibility and Location

A notary close to your place of residence or the property you’re purchasing will simplify meetings and document management. Some also offer remote services when face-to-face meetings are hard to schedule and the situation warrants it, but this remains an exception. 

However, most people typically prefer in-person meetings in order to avoid identity fraud.

4. Fees and Fee Transparency 

Fees can vary from one notary to another (see our article Understanding Notarial Fees), but a good notary will be transparent about their fees and able to clearly explain the costs involved.

The Chambre des notaires du Québec’s website offers a user-friendly directory. Check the “Real estate purchase and sale” (“Achat et vente d’immeuble”) box in the “Field of practice” section and then select the desired municipality. You can also indicate your preferred language. Note that you don’t have to choose a notary working in the city where the property in question is located.

Real estate brokers and financial institutions can also recommend trustworthy notaries with whom they regularly collaborate.
